How Auckland Investors Could Make Thousands out of the American Property Crash
Auckland investors could make a fortune by snapping up under-priced property in the US, according to real estate expert and business man Ken Wood.
“Conditions in the US right now are literally the perfect storm for international investors,” said Mr Wood.
“In fact, many consider this to the best investment opportunity in the world since the post depression period of the 1930s, and one that our generation is unlikely to see again,” he said.
“The flood gates are opening and hundreds of international buyers are hitting the US market, snapping up houses and apartments that American residents cannot access because credit has all but dried up over there.”
“It’s possible to buy houses at up to 70% off their value in sought after areas where rental prices have either stayed the same or increased.”
Mr Wood said it was possible to buy a two or three bedroom fully refurbished property from $35,000, often at 50 per cent to 75 per cent under its replacement value.
“Apartments are available from only US$22,000.”
“And as so many people are forced to sell, they’re fuelling record demand for rented accommodation.”
“A typical two bedroom apartment can achieve rental yields as high as 20 percent.”
But Mr Wood warned against rushing in without carefully considering the opportunity.
He said investors needed to:
• Consider the location of real estate opportunities
– there are only a few cities where market conditions are
perfect
• Look for ‘growth’ cities where people are
heading to for employment, security and
opportunities
• Avoid areas where primary industries
and sources of employment have been lost, leaving ‘ghost
town’ neighbourhoods
• Avoid ‘get rich quick’
opportunities that haven’t been subject to thorough
appraisal and due diligence
“If you’re selective about the opportunities, the returns could be incredible,” said Mr Wood.
Mr Wood said that according to the recently
released 2011 Profile of International Home Buying
Activity from the National Association of Realtors, the
value of international residential purchases in the U.S.
surged $16 billion from $66 billion to $82
billion in the year ending March 2011.
“The international investing
community is starting to sit up and take notice,” he
said.
“Everyone from individual investors to super-wealth magnates are realising the potential represented by the US property market right now.
“With a growing population of people in need of rental accommodation, and most Americans unable to get loans to cash in on this rare opportunity, international investors are heading to the US in droves.”
