Substantial Waikato dairy support farm goes on the market for sale

A sizeable dairy farm near the Waikato township of Morrinsville has been placed on the market for sale.

The 112 hectare farm of gently rolling land currently stocks 450 cows grazing on a Kereone and sandy loam soil mix. An adjoining 18 hectares of land is leased, and any potential buyer has the option of continuing on leasing terms.

The property – known as Calderwood Farm – sits within the Tatua Dairy Company catchment zone and currently has a contract with Stolle Milk.

Fonterra’s Waitoa plant is just 14 kilometres away, while Open Country Dairy’s processing operation is 20 kilometres away. The Calderwood Farm’s Fonterra shares are not included in the sale offering.

The property has a current capital valuation of $5.8million and is being marketed for sale at auction on November 6 through Bayleys Waikato at its Hamilton offices. Bayleys salesperson Mike Fraser-Jones said there were two homes on the property.

Mr Fraser-Jones said the main home was a four-bedroom weatherboard and aluminium dwelling with two offices and a garage. The second residence was a smaller three-bedroom home.

“Building infrastructure on the farm includes a 32-aside herringbone milking shed, a large calf rearing shed, implement shed, several storage sheds scattered around the paddocks, an old stable complex close to the homestead, a fertiliser bin with sliding roof, and a large set of cattle yards,” he said.

“Water is drawn from a bore and pumped around the farm and to the milking shed through 32 – 40mm lines, with troughs in all the paddocks.

Effluent is diverted from the milking shed to a large holding pond and is then pumped to a travelling irrigator across some 25 hectares of the farm – with the
plumbing underground leading to hydrants and short drag hoses.”

Fencing around the farm’s boundaries is post and batten with a mix of electric wire separating 50 internal paddocks off a loop raced system featuring metal base and sand coating.

The farm produced 170,304 kilograms of milk solids in the last financial year.

Mr Fraser-Jones said the farm had traditionally operated as a ‘grass-only’ regime, with maize and PKE added in recent years as cow numbers increased under the management of a 50/50 sharemilker. In the last financial year some 210 tonnes of PKE were brought onto the property, along with 200 tonnes of maize and 28 tonnes of hay.

In autumn this year some 18.8 tonnes of Sulphergain 50S fertiliser was spread across the farm, along with 5.75 tonnes of Superten Selenium.
