Auckland landmark building Undergoes Refurbishment

An Auckland landmark building has recently undergone a major refurbishment.

The property, located at 114 Dominion Road, was originally built for the Dairy Board in 1987; however the site has sat predominately vacant since their departure in early 2000.

CB Richard Ellis Associate Director, Lorne Somerville, says the site had been sold to a number of owners during the past five years; however none of the owners were able to re-develop the building.

“The building was starting to look very tired with a fit out which was essentially 10-15 years old. The building was in dire need of a makeover.” says Somerville.

New building owners, Dominion 114 Ltd, purchased the site in mid 2008 with the intention to complete the major refurbishment programme which the building required. Under the management of Terra Firma Group, Paul Izzard Design were commissioned to transform the dated building into a stylish, modern landmark.

“We designed the exterior of the building with the street’s real character in mind. We inspired to put the building firmly back on the map of Auckland’s central commercial real-estate,” says Paul Izzard, of Paul Izzard Designs.

“The brief required that the building be designed and revamped in such a way that it was to be protected for many years to come from all weather and the wear and tear environment of a busy commercial centre.”

The solution was achieved through the specification of synmonite, an aluminium cladding material which creates new flashing to the buildings roof and a full cavity system across the entire building exterior.

According to Izzard, the characteristic monochrome colours were inspired to reflect the 'i-pod generation'.

The site has large open floor plates with decks which open onto levels two and three and a sundeck located on the ground floor which forms part of the onsite café. The result is wide expansive views of the city. The building also sports unique custom designed window shades which spell out the building’s address in bar code.

The interior of the building has been designed in a similar fashion using the same monochromatic colour palette. Improvements to the interior include new carpet tiles, acoustic ceiling tiles, energy efficient lighting, and new toilets as well as new lift carriages. Showers have
also been fitted on each level of the building.

Level three of the building has recently been leased to multimedia solutions company, Connect NZ Ltd. The ground floor of the site is leased to the established and well known café operator, Sopranos. The balance of the ground floor and Level two of the site remains available with approximately 1,950 sqm of lettable floor area

Somerville anticipates the space will be quickly ‘snapped up’.

“Quality refurbished space of this calibre, and value, remains in high demand”, says Somerville, “We have already fielded a number of calls from prospective tenants looking for modern space on large efficient floor plates."

“114 Dominion Road is less than five minutes walk to Eden Park. With the rugby world cup quickly approaching we are expecting an influx of activity to occur in this area. This space will not remain available for long.”

Located in the heart of Dominion Road, the building has a host of benefits for prospective tenants. Hosting over 100 car parking spaces, and just a few minutes walk from public transport, Somerville expects prospective tenants will be attracted to the proximity to Auckland’s CBD while enjoying the benefits of a city fringe property.
