Electronic LIMs great news for homebuyers

There’s no more waiting by your mailbox for your Land Information Memorandum (LIM)* to arrive with Hutt City Council now supplying them electronically.

LIMs will still be posted for those who prefer it but for anyone wanting to speed things up, all they need is email access.

Council’s Helen Oram, Divisional Manager Environmental Consents, says the move to electronic LIMs will be welcome news for many in the property industry, particularly those looking to buy.

A LIM is often the last piece of the property puzzle people wait on to secure a contract on a new home. Anything that makes this process faster is a great advantage to our customers.

Having an electronic copy is also useful for customers who need to share this information with contacts such as their bank, insurance company or solicitor.

Providing electronic LIMs is part of a wider programme of improvements to make consents and the consenting process simpler, faster and easier. For example customers can already apply for LIMs, building and resource consents online and feedback on these advancements has been overwhelmingly positive.”

* A LIM is a report on a property provided by council from our records. It will, among other things, give information on the zoning of a property and will identify whether the proper building consents have been obtained for any additions and alterations. For example a LIM will tell you if a weather-tight home claim has been made on a property. It will also report on its earthquake-prone building status.
