Harrowglen Developers struggle to keep up with demand

CDL Land’s upmarket subdivision in Albany on the North Shore is selling out fast, so much so that both developers and marketers are struggling to keep up.

To date the 40 sections in the first release are sold. A further release of 18 sections caused a flurry of activity and so far around 80% of all sections currently available are now sold. Marketer DTZ is urgently working with the developer to obtain title to further releases.

“A number of people are on our waiting list and we have had over 1000 enquiries since the launch of the subdivision,” says DTZ’s Kenneth Millar. “Recently we had a record sales period in which 15 sections were sold over a week.

From the interest so far it appears that Harrowglen is firmly established as the niche culture DTZ intended it to be “We are where we wanted to be despite any negativity surrounding the market.”

Several private owners have started building. “Trends include buyers with older children who are looking to build a more suitable home, typically moving from areas right on the coast such as Browns Bay and Torbay. A percentage of buyers are empty nesters building top of the range homes kitted out with every possible convenience.”

Quality show homes by two of Auckland’s leading builders, Jalcon and GJ Gardner, are nearly complete. Several other upmarket build and design companies are considering putting up show homes.

Kenneth Millar believes that much of the success of Harrowglen lies in the developer’s approach. “A point of difference is they practice a culture of excellence and precise attention is paid to detail. People have commented that the place has a very good ‘feel’ and part of this is because CDL Land makes sure everything is clean, properly laid out with services in place and grass cut.

Located off Oteha Valley Road, Harrowglen offers a unique, upmarket lifestyle opportunity. It is to be developed in stages over the next 2-3 years with the final development comprising some 200 sections. Harrowglen offers generously sized, fully serviced sections located within a carefully planned project which includes reserves and protective covenants.
