Now moving into the “peak” property selling season of Spring/pre-Christmas, most market places have balanced levels of listings and sales when compared to the same time in 2005, according to Harcourts New Zealand CEO, Bryan Thomson.
Commenting in the latest issue of Harcourts’ monthly MarketWatch newsletter overviewing Harcourts’ September 2006 business activity, Mr Thomson did however point out that listings had been tighter in Auckland, and sales volumes higher in Christchurch in September this year compared to the same month in 2005.
“Good news throughout September included immigration levels remaining positive, employment market short of skilled and unskilled individuals giving confidence to wage and salary earners, and of course we hear the drums beating for a looming interest rate war between the major banks.”
With the market still positive and active overall, Mr Thomson is urging those considering buying or selling not to become complacent. Buyers are encouraged to have their finances pre-approved to put themselves in a position to make an offer on the right property rather than lose out to other keen buyers.
For those in the process of selling, Mr Thomson’s advice was to stick with the fundamentals. “Present your property well, promote your property well, and select a company and consultant you have confidence will negotiate with expertise and professionalism on your behalf.”
“Add to all the positive factors the increase in temperature and sunshine as we move into Summer and we see no reason to expect a market in coming months that is any different than what we have now.”
