New Harcourts ‘super-office’ Established In Wellington
14 April 2010: Harcourts’ franchise Team Wellington Ltd has amalgamated four of its five Wellington branches to establish a new “super office” in a high-profile inner-city location.
The huge new office in one of Wellington’s best-known buildings brings together four of the city’s strongest real estate teams in what is the most significant development in the Wellington real estate industry in years.
In the process of being occupied now, the newly-refitted office space in the old Lotteries Commission building on the corner of Cambridge Terrace and Vivian Street will by the end of this week accommodate an impressive 48 Harcourts residential and commercial consultants along with management and a range of administrative and specialist staff including an auction manager and a registered valuer.
Encompassing the bottom two floors of the landmark Wellington building which Harcourts has branded and has naming rights for, the new Harcourts’ Team Wellington office will also include purpose-built auction facilities and multiple meeting rooms.
Eliot Falconer, the CEO of Team Harcourts Group which incorporates various companies that together operate 13 Harcourts offices across the Greater Wellington, Horowhenua and Manawatu regions, says the establishment of a new Harcourts “super office” in Wellington will benefit the company’s clients and the large Harcourts team based there.
“For example by combining the Team Wellington Ltd sales teams we can offer buyers a greater number of listings and sellers a larger database of buyers, while sellers, buyers and our own team will all benefit from having access to a purpose-built auction facility and the services of a dedicated auction manager, a dedicated marketing team and Harcourts Valuations.
“In addition with everyone from the four offices being under one roof we’ll be able to work more effectively as a team including through being able to share information and knowledge more efficiently and effectively.
“Plus with our strong senior management team including co-owners Marty Scott and Antonia Brown being able to have daily contact with the whole team that will enhance their ability to drive improved performance including through more regular monitoring, mentoring and training – all of which has flow-on benefits for our clients.”
Mr Scott and Ms Brown say there are also advantages to be leveraged from the economies of scale that can be achieved, while the superb location of the new leased office space at 54 - 56 Cambridge Terrace offers benefits in terms of exposure of the Harcourts brand for their clients’ properties, which will be promoted in the windows at street level.
Consolidation to form a large, centralised office mirrors the trend of successful international real estate companies, the pair says.
“The ‘super-office’ model is definitely something other successful real estate companies have achieved considerable success with and we’re confident it’s a model that’s going to work very well for us and our clients too, though in retaining the Harcourts Khandallah office we have also recognised there is still a place for small, boutique operations for servicing some markets too.”
