The substantial growth of the commercial, educational and sporting sectors on Auckland’s northern boundary has created a significant opportunity for one of the regions accommodation providers.
Albany Lodge Conference Centre was built in the 1980s. Constructed from solid, natural materials designed to complement the surrounding native landscape, the 530 square metre lodge has previously been used as an educational art centre, a children’s holiday camp, and a bed and breakfast.
The lodge is located just five minutes from North Harbour Stadium, Westfield Albany, and Massey University.
It comprises eight ensuite double and twin bedrooms, sleeping a total of 15 people. Communal facilities include a large dining room with separate lounge, a large decked area for al-fresco dining, as well as recreation amenities such as a swimming pool and sauna.
Connecting the bedrooms via a network of pathways are three meeting rooms, each with a range of conference facilities.
The largest of the three is the Lodge Room, which can seat up to 50 people in theatre style. The Board Room sits up to 14 people and includes an outdoor dining area, while the Pool Room can accommodate groups of up to six people.
Conference facilities include television, internet, whiteboard, stereo system, electronic whiteboards and data projector.
In addition the lodge contains a commercial kitchen, with adjacent dining area which can seat up to 30 people for lunch and dinner.
There is onsite parking for 25 cars.
As well as the guest facilities, there is a two-bedroom self-contained owners/managers apartment on site.
Albany Lodge Conference Centre has been placed on the market for sale by Bayleys for $1.85million, and is being marketed by Bayleys salespeople Jo Glancy and Jackie Smith.
The sale includes an extensive list of chattels including office facilities, linen, crockery and glassware, conference facilities, and outdoor furniture.
Ms Glancy said the lodge had been operating below capacity as a lifestyle business, paving the way for a new owner to build on the business by developing more networks.
“The lodge has been booked with a small number of regular clients, but the potential is to open the business up to the corporates now operating in the Albany basin, by sports teams and associations competing at North Harbour Stadium, the Millenium Institute of Sport, or as an adjunct to the Massey University Campus,” she said.
“The potential exists to take this business from a part-time to a serious accommodation provider – expanding the client base and raising occupancy rates.
“In saying that, the property could also suit a large family looking for a private and tranquil setting, with plenty of room for extended family and guests.”
