Hospice West Auckland house sells $830,000 over RV

MEDIA RELEASE 02 October 2012

Harcourts New Zealand

For Immediate Release

On the 27th of August 2012, Hospice West Auckland announced that they would be selling their original Hospice property in Woodford Avenue, Henderson and on Sunday the 30th they did - for $1,400,000.

With generous support from Harcourts West Auckland’s Blue Fern Realty, and Harcourts business partners, the six bedroom house on a 2407m2 site was marketed widely and sold well above its rateable value.

“The bidding started at $500,000 and the property sold under the hammer after being called ‘on the market,’ at $810,000, significantly over its $570,000 Rateable Value. The final sale price was $1,400,000 which blew away the crowd - as well as the vendor’s expectations,” said Cynthia Sherwood, Harcourts Blue Fern Sales Manager and agent for the property.

Zoned residential, Miss Sherwood said the buyer clinched a great property after an exciting bidding battle.

“In one of New Zealand’s hot spots in the property market, this is a great property.”

“The sale price is just outstanding for Hospice West Auckland who will now be able to continue the work they do for West Auckland families.

Chief Executive of Hospice West Auckland Barbara Williams says they have grown hugely and are now looking to expand their services to include in-house care facilities for people who need to be cared for more intensively.

“For 25 years we have been a Hospice dedicated to enabling people to die in their own homes and we will continue to provide the care they need during that time. The support we have received from Harcourts and their business partners ultimately benefits the families at the end of the day by allowing us to put investment back into the facilities available,” says Ms Williams.
Hospice West Auckland has 14 nurses who provide round the clock care to around 180 patients at any time,” says Ms Williams, “so we have a huge need to secure funding over and above what we receive each year from the District Health Board – every bit counts!”

Phil Freeman, Business Owner of Harcourts Blue Fern said there was steady enquiry throughout the campaign and is thrilled for Hospice West Auckland.

“We were delighted to be given opportunity to support Hospice which is an organisation who touches the lives of so many families.”

“I am just so proud of the Harcourts Team. With the entire Blue Fern Realty team bringing buyers and helping on auction day, the result is one they should be proud of. There were some thorny issues along the way which the team overcame without any trouble and thanks to Cynthia Sherwood and her team who conducted the open homes, answered questions and looked after the whole programme. It is has just been such a professional and successful campaign,” comments Mr Freeman.

Robert Tulp, the Harcourts Auctioneer on the day and Harcourts National Auction Manager said he had never seen a property go so far above valuation and the energy that had been created during the marketing culminated in a very active bidding war between 8-9 interested parties.

“I think it’s fair to say the end result exceeded all expectations! The bidders were well drilled and adopted various bidding strategies including “jumping the bid” which means bidding more than what the auctioneer is calling for, and varying the numbers.”

“The auction was run as a ‘Pure Auction,’ so no indication of quotable price was given to prospective buyers. It was a really exciting auction call for everyone!”

In the current market conditions and with such an outstanding auction team why would anyone looking at selling not consider selling by auction?
